Naylors Gavin Black were instructed by a retained client, Buccleuch, as joint letting agents to find suitable occupiers for the refurbished suites within the building.
When Buccleuch acquired the building, there was one tenant in occupation who were in negotiations to renew the lease. Throughout COVID, the business decided to vacate the building which left the property fully vacant.
With assistance from Naylors Gavin Black, Buccleuch committed to a full building refurbishment, behind the attractive listed façade, to provide a modern work place with staff amenities including ground floor meeting and breakout space. The size of the offices ranged from 818 – 2,228sq.ft across three floors.
During the works, the agents commenced a marketing campaign to secure lettings for the space and despite the pandemic, the building is now fully let with a mixture of local, national and international occupiers.
The refurbishment works started during the pandemic, through a time of market uncertainty. Post pandemic, it became evident that smaller suites remained popular with occupiers, especially ones that offered a modern working environment with a good level of amenities.
