Naylors appointed to market Integra 61

Our Industrial Agency team has been appointed as joint letting agent alongside Midlands-based Avison Young on a proposed mixed-use commercial development, Integra 61.
Developers Citrus Durham Ltd, who own the 83-hectare site located south of Bowburn in County Durham, submitted outline planning for the development in December last year.
The proposed scheme includes up to 2m sq ft of employment space including large industrial and distribution units, a 70-bedroom hotel, a residential care home, a nursery, a family pub and restaurants, retail units and up to 270 new homes along its boundaries closest to Bowburn village.
Keith Stewart, head of industrial agency said: “We are very excited to have been appointed as joint letting agents on what is set to become one of the largest developments of its kind in the North East. The site will have the capacity to accommodate the biggest industrial shed in the North East of up to 750,000sqft, making it ideal for occupiers with large space requirements.
He added: “Given the severe shortage of big sheds in the North East industrial market this development is exactly what is needed in order to fulfill demand for larger distribution and manufacturing units, but also to attract large, job-creating companies to the region and we anticipate a high level of interest.”
When complete the scheme could generate over 4,000 jobs and provide circa £2bn boost to the region’s economy over ten years.
Citrus, who have worked closely with Durham County Council and the local community, say they aim to commence the extensive infrastructure works in early 2017 subject to planning.
