Record-breaking 48 hour letting brings industrial estate to full occupancy
February 2015
Naylors’ Graduate Surveyor, Sally Birks, has secured a new tenant for a warehouse in Blaydon in record-breaking time. Unit 1 Hill Court at Transbrittania Industrial Estate has been let to Arctic Fabrication, who took occupation of the unit just 48 hours after the initial viewing.
The steel fabrication company has relocated from nearby Galaxy Business Park and has signed a three year lease on the 2,872sqft unit. Sally has also secured a tenant for unit 3 on the industrial estate, a mobile bar company has signed a three year lease on the 1,873sqft unit. Securing these two tenants means the estate is now fully occupied.
Sally Birks, graduate surveyor at Naylors commented: “Arctic Fabrication were in need of a quick turnaround and we were able to draft a lease and secure a deposit within a very short space of time to enable them to take occupation as quickly as possible. I am delighted to have achieved full occupation of the estate on behalf of our client. The units are located in a highly accessible location close to the A1(M), offering good value warehouse premises for small and expanding businesses”.
Naylors were instructed to market the vacant premises as part of an investment portfolio being marketed by Fergus Laird, head of investment agency. Naylors anticipate full occupation will help attract interest from investors looking for a good long-term investment opportunity.
Fergus Laird commented: “Multi-let industrial estates in good locations remain highly sought after and there is generally a lack of this kind of investment opportunity in the North East. As can be seen by this and other recent lettings within the portfolio occupier demand remains buoyant too and we see opportunities to drive the rents within this portfolio.”
